Home Inspections - Basic

Our "Basic" Inspection, In Reality, Quite Detailed.

This is not your basic home inspection though we generally follow the InterNACHI approach (see below). Our basic inspection goes beyond what a realtor would like. An inspection is often required when obtaining a new home and if you want a real bargaining chip we may be able to help.

What may be more important is that we can inspect your own house because you want it to be a better place to live. You may want to find problems early in their development. You want to address problems before they become larger, more costly issues. We can help.

(1) Roofing
Checks are made on the possible age, installation, general condition, type of materials used, overhead obstructions, signs of major damage and signs of animal entry on the main house structure. We try to walk the roof to get a closer look if you allow for this. We will certainly move ladders around the periphery of the roof to observe as much as possible. We are looking closely at the flashing, penetration, the gutters and downspouts. The roof is the first defense against the elements.

(2) Exterior
Checks are made on the age, installation, and general condition of the windows and doors, the siding, penetrations and the grounds. Decks, porches and stairs are inspected. We will comment on the site, grounds, the vegetation and driveway. Is there an issue with water flow, are insects likely to have easier access to your home. Suggestions will be made.

(3) Foundation and Structure
Checks are made on the age, installation, general condition and possible problems related to visual structural issues. We may comment on water intrusion possibilities, cracking and try to access crawl spaces and/or cellars. If we see signs of insect infestation or rotten structures you will be informed.

(4) Heating and Air Conditioning
Checks are made on the age, installation, general condition, running temperatures (limited at times because of the time of the year), ventilator balancing and estimated future service requirements of the living space equipment. We check the controls, and when feasible, look inside the equipment for a more detailed analysis. Signs of air leakage around the equipment will be addressed. We may advise you to update your equipment for a better energy footprint.

(5) Plumbing
Checks are made on the age, installation, general condition, connected appliances and visible leakages in the dwelling. We turn on sinks, tubs, showers and look for surface leaks. The hot water heaters are inspected for safety features, condition and venting. We look into the water supply for pressure and flow adequacy. We look under fixtures for signs of drainage leaks.

(6) Electrical
Many house fires are caused by electrical issues and there are many safety points to access. Checks are made on the age, installation, general condition, and serviceability of the main circuit enclosure. We look at the breakers and GFCI and AFCI installations. We test a number of fixtures and circuits. We make recommendations where we see deficiencies and safety issues. Are there smoke detectors present for example.

(7) Fireplace
Checks are made on dampers, hearths and the presence of gas or wood burning operations.

(8) Attic, Ventilation & Insulation
Checks are made on the amount of insulation, areas lacking insulation and the general visual condition of rafters and truss material. Comments about ventilation, moisture and signs of insect infestation are revealed.

(9) Doors, Windows & Interior
Checks are made on most windows and doors. Stairs, rails and balusters are examined. Signs of moistures issues, excessive humidity and vent problems are noted. In the garage it is important to check for function and safety features of the doors.

The focus of the basic inspection is to visualize the components, and more specific conditions of these systems. Note: This type of inspection is more comprehensive in regards to both detail and scope. We try to make recommendations for improvements and even give you a list of contractors that we have had success with in the past. We do not make repairs (though I have been know to tighten a few screws that easily repair the most basic components).

Note: There are many insurance companies and inspection requirements can vary and change at any time. You should consult with your insurance provider concerning any specific requirements.
