Home Inspections - 4-point
A four-point Inspection is often required when obtaining a new homeowners insurance policy or renewing an existing policy. Minimum inspections for home sales may fit this area. This 4-point inspection includes a limited scope evaluation of the following four systems:
(1) Roofing
Checks made on the possible age, installation, general condition, type of materials used, overhead obstructions, signs of major damage and signs of animal entry on the main house structure.
(2) Electrical
Checks made on the age, installation, general condition and service loading of the main breaker panel(s) for the house.
(3) Heating and Air Conditioning
Checks made on the age, installation, general condition, running temperatures (limited at times because of the time of the year), ventilator balancing and estimated future service requirements of the living space equipment.
(4) Plumbing
Checks made on the age, installation, general condition, connected appliances and visible leakages in the dwelling.
The focus of the inspection is to determine the approximate age, the components, and general condition of these systems. Note: This type of insurance inspection should not be confused with a "standard or basic home inspection" which is more comprehensive in regards to both detail and scope.
The Insurance company or realty agency will typically require that the inspections be performed by suitably licensed and qualified persons. All of our 4-point inspections are performed by a Florida Licensed Home Inspector.
Note: There are many insurance companies and inspection requirements can vary and change at any time. You should consult with your insurance provider concerning any specific requirements.
Other property insurance related inspections are also available, such as electrical inspections, and roof only inspections. |
