Home Inspections - Moisture

Some people ask for moisture inspections as they already suspect high humidity. They may suspect leaks within the enclosure, musty oders are evident. Signs of trouble that may have shown up in the basic inspection are visible mold and mildew. Other indicators that may have been visualized are wall or ceiling stains, peeling interior paint, leaking pipes and possibly the detection of wet surfaces.

One needs to look for and even prove that moisture levels are elevated. Sometimes there are just point sources, moisture signs in a single area or room. Is there a leak from above, from below? The inspection looks for these things. Taking temperature and humidity readings in multiple locations can be helpful.

Infrared Thermography is the use of some very high tech equipment that can point us in the direction of moisture intrusion. This testing is combined with instruments that actually take moisture measurements of construction materials as in walls, floors and other materials. This can be very revealing. Multiple visits to the home are sometimes required for this type of investigation such as an early morning or late evening analysis.

There is a lot of thought involved in this type of inspection. One must coordinate findings from the electrical and plumbing side of things. Obviously the ins and outs of the HVAC components and the way they function gets involved. How the house is sealed from top to bottom is factored into the equation. Insulation, leaks and the analysis of possible air movements around and through the house is paramount. Are there forces from outside the dwelling to consider? Often there are problems in this area.

Even a well built house can have moisture issues. It is not due to a single defect but rather a multitude of smaller issues that can add up to significant moisture problems. We try to come up with solutions to reduce moisture, stop water intrusion and minimize air leaks. The goal is to make the house a more comfortable, safer, better place to live.
